  • Real Estate License

    Requirements:

    1. Application for Real Estate License: which is accessible using the website link provided in the passing examination score report.

    2. Fees: Fees vary depending upon the license-type you are seeking. Refer to the license application for an accurate accounting of the fees owed.

    3. Fingerprint-Based Background Check: Applicants must submit to a fingerprint-based federal and state criminal background check, mandated by 34-27-32 Code of Alabama, by working with the Commission’s processing company, Fieldprint.

    Appraisal License

    Requirements:

    1. Meet personal, work experience and educational requirements. For Trainee Real Property Appraisers applying for licensure as a Certified General Real Property Appraiser, a personal interview with the Real Estate Appraisers Board may be required.

    2. Complete state application for (1) Trainee Real Property Appraiser; (2) State Registered Real Property Appraiser; (3) Licensed Real Property Appraiser; (4) Certified Residential Real Property Appraiser; (5) Certified General Real Property Appraiser.

    5. If all requirements are met, you will receive:

      Approval and Admission letter for exam (if required) and notification of instructions for scheduling exam.

    6. After satisfactory completion of the examination applicant is required to send to the Board office the original picture examination score along with appropriate license and/or certification fee. Your Certificate of licensure and/or certification will be sent after required information is received.

    7. Satisfactory completion of an exam must be made within twenty-four months after application is approved by the Board. The applicant may take exam as many times within the twenty-four month period as he or she chooses until a passing grade is obtained. After twenty-four-month expiration applicant must submit new application and necessary fees.

    Mortgage Broker License

    Requirements:

    1. Any person who directly or indirectly solicits, processes, places, or negotiates mortgage loans for a borrower, or offers to solicit, process, place, or negotiate mortgage loans for a borrower is required to be licensed under the Alabama Mortgage Broker Licensing Act. Each entity, however organized, must file a Company (MU1) Form for the company, an Individual (MU2) Form for each control person and executive officer if applicable, a Branch (MU3) Form for each branch location, and an Individual (MU4) Form for each mortgage loan originator working for the entity.

    2. The Resident/Registered Agent section of the Company (MU1) Form should be completed with the information currently on record with the Secretary of State of Alabama.

    3. Applicants must list d/b/a names in the “Other Trade Names” section on Company (MU1) Form for Alabama.

    4. Financial Statements should be submitted through the Filing Tab in NMLS prior to the submission of your Form MU1 filing.

    5. Total License costs: $700.00 including the NMLS processing fee.

    6. All fees are collected through the NMLS and ARE NOT REFUNDABLE.

    7. The regulator will review the filing and all required documents and communicate with you through NMLS. To review your status in NMLS, click the Tasks tab and click Work List.

    8. Each branch location, wherever located, desiring to conduct business under this license authority must be separately authorized and will require a filing of the Branch (MU3) Form through NMLS.

    9. Each individual originating mortgages needs to be separately authorized and licensed and will require a filing of Form MU4 through NMLS. After the Individual (MU4) Form is submitted, the company must submit a sponsorship request to the regulator before the individual MU4 license will be approved.

    10. Jurisdiction-specific requirements as identified on the checklist below must be submitted through NMLS

    Home Inspector License

    Requirements:

    1. Completion a minimum of 120 hours of approved home inspector education and participation in 35 home inspections OR completion of a minimum of 35 hours of approved home inspector education and participation in 100 home inspections.

    2. Passing scores on the National Home Inspectors Examination and the American Society of Home Inspectors (ASHI) Standards and Ethics Examination. Both tests must be completed within 18 months before applying for a home inspector license.

    3. – Drafting of 25 home inspection reports. Ten of these reports must be reviewed and corrected by a qualified home inspector. An Alabama inspector is qualified if he or she has been licensed for five years. See 355-17-1.06(d) for qualification of out-of-state inspectors.

    4. Valid insurance certificate (ACORD Form) with a minimum coverage of $20,000 for injury or damage to property; $50,000 for injury or damage, including death, to any one person; $100,000 for injury or damage, including death, to more than one person; and $250,000 errors and omissions coverage.

    5. To obtain a Residential New Construction Designation, completion of an eight-hour Residential New Construction

    6. Training module. Note: the lack of designation shall NOT limit the rights of any licensee. This is NOT a mandatory requirement for performance of inspections of a residential new construction.

    Military Spouse Reciprocal License Recognition:

    Requirements:

    Spouses of active duty military who are reciprocal license applicants are given special consideration under Rule 790-X-1-.18(13). Upon submitting a complete application, a certification of licensure evidencing their license from their qualifying state, and proof of their spouse’s active service; these applicants will be granted the appropriate expedited temporary reciprocal license. Those with a temporary reciprocal license will have 180 days to complete the remaining licensure requirements to make the license a permanent one.

  • Real Estate License

    Requirements:

    1. Pass the appropriate exam.

    2. Not be under indictment for a felony or other crime that in, in the judgment of the Commission, affects the individual’s ability to practice as a real estate salesperson competently and safely or under indictment for forgery, theft, extortion, conspiracy to defraud creditors, or fraud.

    3. Apply for licensure within six months after passing the exam.

    4. Pay the appropriate fees [12 AAC 64.073 and 12 AAC 02.360].

    8. Company Sponsorship: An applicant’s employer, a Mortgage Broker/Lender licensed in Alaska, must submit a sponsorship request before your application is approved.

    9. Employment History: The business address listed in the Employment History section of the MU4 must match the address of the registered location in the Company Relationship.

    Home Inspector License

    Requirements:

    1. A completed signed application (pages 1-3).

    2. Fees made payable to “State of Alaska” in accordance with 12 AAC 02.235.

    3. A completed Authorization for Release of Records form (#08-4001a)

    4. Evidence of a passing score on the applicable examination(s) (see below). Proof of passing score must be sent directly to the department from the organization that administered the examination.

    5. Surety

      • a surety bond issued in the name of the applicant by an insurer or other surety company (AS 08.18.071), with the bonding company’s power of attorney. The bond must be signed by both the principal and the surety (#08- 4001b); or

      • a Time Certificate of Deposit (must be issued for a period of at least three years and automatically renewable) issued by a bank or trust company authorized to do business in Alaska (must be physically located in Alaska). The certificate should read, “State of Alaska in Trust for (home inspector) . . . .” The original certificate is held by the State and must be accompanied by an Assignment of Cash Deposit form (#08-4001c); or

      • a cashier’s check. Cash will be deposited in a Trust Account established by the State, which does NOT pay interest.

    6. A certificate of insurance for public liability and property damage insurance in an amount not less than $20,000 property damage, $50,000 injury or death to one person, $100,000 injury or death to more than one person. Submit a Certificate of Insurance issued by an insurance agency (#08-4001d).

    MILITARY LICENSING

    Temporary Military Licensing

    Active duty military personnel with Alaska orders and spouses of active duty military personnel with Alaska orders may request temporary licensure in accordance with AS 08.01.063 - AS 08.01.064. Temporary licenses are available for most license types listed below and are valid for 180 days.

    Barring any circumstances outside our control, temporary license applications will be issued within 30 days of receipt of a complete qualifying application. (Please note that a complete qualifying application includes all required supporting documents, including those required from a third party, so please submit requests to those third parties as far in advance as possible.)

    The application is only available online using the division’s application portal, MY LICENSE, which is accessed via the state’s myAlaska system. A valid credit card payment is required to apply online. Use the following link to set up your account and initiate your application.

    Please be sure to begin the permanent application process quickly after applying for the temporary license if you will need a license more than 180 days. One-time extensions of the temporary licenses are available but not guaranteed. See below for more information on extensions.

    Temporary Military License Extensions

    Existing temporary licenses issued under AS 08.01.063 or AS 08.01.064 may be extended for an additional 180-day period. To avoid periods of unlicensed practice, extensions must be requested in advance and approved prior to the expiration of the original temporary license. Please allow up to three weeks for processing.

    To request an extension, submit the Request for Extension - Military Temporary License form (#08-4832).

    Military Education, Training, Service Credit and Exemptions

    Military personnel are encouraged to submit documentation of military training, skills, and experience along with an application for licensure. Upon determination of equivalency, relevant military experience will be credited for licensing requirements and educational credit will be granted for appropriate training. Military personnel may request this determination of equivalency online using the MY LICENSE portal.

    Alaska law also allows licensed members of the military who are deployed to combat zones, danger pay posts, or hazardous duty areas to defer licensing requirements. There is a section within the online application where military personnel who meet this requirement may request this exemption. Before submitting the application, please read the authorizing statutes of these licensing programs (see links below) and for the profession in which you plan to work to ensure familiarity with Alaska law.

    Military Family Life Counselors

    Currently, Department of Defense contracts prefer Military Family Life Counselors hold a license in the state in which services are delivered. The State of Alaska is committed to processing these licenses quickly. To request expedited review of your application as a professional counselor, social worker, or other qualifying license type, please email your request to MilitaryLicense@Alaska.Gov. and copy your employment agency contact. Agencies working under the MFLC contract should email the names and license types of applicants to this address.

  • Real Estate License

    Requirements:

    1. Age - Be at least 18 years of age when applying for a license.

    2. Education – Complete 90 hours of “in classroom” or online Real Estate Salesperson pre-licensing education at an approved Arizona real estate school and pass the examination at an ADRE approved real estate school, college or university.

    3. Fingerprint Clearance Card - Fingerprint Clearance Cards (FCC) are issued by the Arizona Department of Public Safety (DPS).

    4. Disciplinary Actions Disclosure Form (LI-214/244) - Information and documentation relating to the applicant’s background must be provided upon application for licensure.

    5. Disclosure Document Checklist (LI-400) - When applying for an original license and disclosing a criminal conviction, adverse civil judgment, or denial of or discipline against a professional or occupational license on the Disclosure Document Checklist Form (LI-400), additional documents and information identified on must be provided.

    6. Contract Writing Class – Prior to License Application attendance at a 6 hour Contract Writing Class, (including certificate) is required.

    7. Fees – Fees are listed on the License Fee Schedule at www.azre.gov. The Department accepts Visa, MasterCard, American Express, Discover card, checks or money order.

    Appraiser License

    Requirements:

    1. . Fees for Initial Application

    2. Education

      • Complete one hundred fifty (150) hours of qualifying education

      • Appraisers holding a valid Arizona Trainee Appraiser credential. Complete the following qualifying education

    3. Background check

      • All applicants must undergo a criminal background check through the Arizona Department of Public Safety (DPS).

    4. Documentation of “Yes” Answers on the Questioner Page

    5. Proof of U.S. Citizenship, U.S. National Status, or Alien Status

    6. Experience - Complete an experience log providing: One thousand (1,000) hours of experience obtained in no fewer than six (6) months.

    7. Requested Reports for Application Review - As part of the application review, reports will be selected by staff from the Experience Log and requested from the applicant.

      • A minimum of three (3) appraisal reports will be selected for review.

      • No information on the requested reports can be redacted or missing.

    8. National Examination - After the Department finds the application to be complete, you will be provided information to take the AQB-approved National Examination.

    6. Credit Report: Authorization for a credit report must be completed. Upon initial authorization, you are required to complete an Identity Verification Process (IDV) within the Individual Form (MU4)

    7. Disclosure Questions: Provide an explanation and, if applicable, a supporting document for each “Yes” response.

    8. Company Sponsorship: A sponsorship request must be submitted by your employer. AZ will review and accept or reject the sponsorship request.

    9. Employment History: The business address listed in the Employment History

    10. section of the Individual Form (MU4) must match the address of the registered location in the Company Relationship.

    11. Residential History: The residence address listed in the Residential History section of the individual form (MU4) must match the mailing address listed in the Identifying Information section.

    Home Inspector License

    Requirements

    1. Application with all questions answered, signed and dated.

    2. A signed check or money order in the amount of $175.00 for the application and initial registration fee ($100 application fee + $75 initial registration fee) made payable to the Arizona Board of Technical Registration.

    3. A copy of the front and back of applicant's DPS issued fingerprint clearance card.

    4. A copy of examination results from the National Home Inspector Examination.

    5. Proof of completion of an approved training program showing a minimum of 84 hours of training in accordance with R4-30-247(5).

    6. Completed, signed and dated “Arizona Statement of Citizenship” form (pages 7-8 of this packet).

    7. Copy of a government issued photographic identification (instructions on page 12 of this packet).

    8. Signed and dated Notice to Home Inspectors (page 5 of this packet).

    9. Certification of Experience form completed by each Certified Home Inspector who completed parallel inspections with applicant.

    10. If you have had a license or registration disciplined in Arizona or another jurisdiction, you must provide a copy of the Order.

    11. Log of 30 parallel inspections, with complete addresses and signature and certification number of each parallel inspector.

    12. Please do not submit a home inspection report or checklist with your application. After receiving your application, Board staff will randomly choose a home inspection report from your submitted 30 Parallel Inspection log and request that you submit it for evaluation. You must submit your home inspection report to Board staff within 10 business days or your application will be considered incomplete. Emailed submissions are accepted.

    Military Education, Training and Experience

    Per A.R.S. § 32-4303, notwithstanding any other law, the education, training or experience requirements for a license, certificate or registration issued pursuant to this title are completely or partially satisfied, as determined by the regulating entity, on presentation of satisfactory evidence that the applicant received substantially equivalent education, training or experience as a member of the United States armed forces or any national guard or other reserve component. The regulating entity shall work in conjunction with the department of veterans' services to access information regarding the applicant's military education, training or experience.

    Out-Of-State Applicants; Residents; Military Spouses; Licensure; Certification; Exceptions

    A. Notwithstanding any other law, an occupational or professional license or certificate shall be issued, in the discipline applied for and at the same practice level as determined by the regulating entity, pursuant to this title to a person who establishes residence in this state or without an examination to a person who is married to an active duty member of the armed forces of the United States and who is accompanying the member to an official permanent change of station to a military installation located in this state if all of the following apply:

    1. The person is currently licensed or certified in at least one other state in the discipline applied for and at the same practice level as determined by the regulating entity and the license or certification is in good standing in all states in which the person holds a license or certification.

    2. The person has been licensed or certified by another state for at least one year.

    3. When the person was licensed or certified by another state there were minimum education requirements and, if applicable, work experience and clinical supervision requirements in effect and the other state verifies that the person met those requirements in order to be licensed or certified in that state.

    4. The person previously passed an examination required for the license or certification if required by the other state.

    5. The person has not had a license or certificate revoked and has not voluntarily surrendered a license or certificate in any other state or country while under investigation for unprofessional conduct.

    6. The person has not had discipline imposed by any other regulating entity. If another jurisdiction has taken disciplinary action against the person, the regulating entity shall determine if the cause for the action was corrected and the matter resolved. If the matter has not been resolved by that jurisdiction, the regulating entity may not issue or deny a license until the matter is resolved.

    7. The person does not have a complaint, allegation or investigation pending before another regulating entity in another state or country that relates to unprofessional conduct. If an applicant has any complaints, allegations or investigations pending, the regulating entity in this state shall suspend the application process and may not issue or deny a license to the applicant until the complaint, allegation or investigation is resolved.

    8. The person pays all applicable fees.

    9. The person does not have a disqualifying criminal history as determined by the regulating entity pursuant to section 41-1093.04.

    B. This section does not prevent a regulating entity under this title from entering into a reciprocity agreement with another state or jurisdiction for persons married to active duty members of the armed forces of the United States, except that the agreement may not allow out-of-state licensees or certificate holders to obtain a license or certificate by reciprocity in this state if the applicant has not met standards that are substantially equivalent to or greater than the standards required in this state as determined by the regulating entity on a case-by-case basis.

    C. Except as provided in subsection A of this section, a regulating entity that administers an examination on laws of this state as part of its license or certificate application requirement may require an applicant to take and pass an examination specific to the laws of this state.

    D. A person who is licensed pursuant to this title is subject to the laws regulating the person's practice in this state and is subject to the regulating entity's jurisdiction.

    E. This section does not apply to:

    1. A license or registration certificate that is issued pursuant to chapter 24 or 26 of this title.

    2. Requirements for a fingerprint clearance card issued pursuant to title 41, chapter 12, article 3.1.

    3. Criteria for a license, permit or certificate of eligibility that is established by an interstate compact.

    4. The ability of a regulating entity under this title to require an applicant to submit fingerprints in order to access state and federal criminal records information for noncriminal justice purposes.

    F. A license or certificate issued pursuant to this section is valid only in this state and does not make the person eligible to be part of an interstate compact. A regulating entity under this title may determine eligibility for an applicant to be licensed or certified under this section if the applicant is not part of an interstate compact.

  • Real Estate License

    Requirements:

    1. Have reached the age of majority, eighteen (18).

    2. Successfully complete sixty (60) classroom hours of real estate education of which thirty (30) classroom hours must be in the basic principles of real estate, from an accredited postsecondary school or a school or organization licensed by the Arkansas Real Estate Commission [ACA Sect. 17-42-303 and Commission Regulation 4.1];

    3. Submit a salesperson application to the AREC including information required for State and Federal Background Checks.

    4. Receive approval to sit for the exam from the Arkansas Real Estate Commission.

    5. Pass the licensure examination.

    6. Send the proper forms and fees to the Arkansas Real Estate Commission no later than ninety (90) days after passing the examination.

      • Register to take our in-person Supervisory Appraiser/Trainee Appraiser Class…this fulfills the 4-hr QE requirement…and provides an opportunity for you to get answers to your questions and to network with other appraisers and trainees.

    2. Find a Supervisor

      • If you have chosen to apply to be a Registered Apprentice (RA) Appraiser, you must find a supervisor before applying. You can use the “Appraiser Roster” button on our Roster Search page to find contact information for active Certified Residential (CR) and Certified General (CG) Appraisers in order to find possible supervisors according to the credential level you’re seeking. Registered Apprentice (RA) Appraisers are allowed to have more than one supervisor; however, a supervisor cannot supervise more than three trainees at one time. The supervising appraiser must have been licensed for three years without disciplinary issues and attend (or have attended) our Supervisory Appraiser/Trainee Class and

      • Fill out a Supervisor Registration Form.

    3. Apply to be a State Registered (SR) or Registered Apprentice (RA) Appraiser - Please mail documents to AALCB, 900 W Capitol Ave, Suite 400, Little Rock AR 72201. If any of the required items are missing from an application upon receipt by AALCB, the application will be returned.

      • The SR Application (SR-101) or RA Application (RA-1601) form must be filled out, notarized, and submitted to the Arkansas Appraiser Board.

      • The fee of $200 for SR or RA status must accompany the application.

      • Completed course certificates for 79 hours of required qualifying education must accompany the application via mail or emailed to alcb.education@arkansas.gov or devin.parker@arkansas.gov.

    5. Purchase at least $100,000 in general liability insurance coverage. Obtain an original copy of a Certificate of Insurance which includes all of the following information:

      • Name and address of the insured (you).

      • Name, business address, and telephone number of the local agent from whom you obtained the policy.

      • Name of the actual insurance company (the carrier) providing the insurance.

      • Coverage being provided (a minimum of $100,000.00 general liability).

      • The insurance policy number.

      • The “Arkansas Home Inspector Registration Board, 900 W. Capitol Ave. Ste. 400, Little Rock, AR 72201” must be named as the certificate holder.

      • The beginning AND ending dates of the coverage.

      • Signature of the issuing agent.

      • Cancellation and notification requirements as specified in Ark. Code §17-52-318(a) & (b), i.e., All policies and certificates shall provide that cancellation or renewal of the policy shall not be effective unless and until at least ten (10) days’ notice of cancellation or non-renewal has been received in writing by the State Board of Appraisers, Abstracters, and Home Inspectors.)

    6. Create an online account and apply registration application form (AP-1). You will need to upload the following documents with your application.

    In accordance with Act 820 of 2019, which requires occupational licensing agencies to provide for automatic licensure for active duty service members, returning military veterans and their spouses to engage in their chosen professions, the Arkansas Real Estate Commission has promulgated new Rule 4.5, which will be effective November 1, 2020.   • Real Estate License

    Requirements:

    To obtain a real estate salesperson license, you must first qualify for and pass a written examination. Those who pass the examination are provided a license application which must be submitted to and approved by the DRE.

    This license is required of individuals who conduct licensed real estate activities as described in the Real Estate Law under the supervision of a licensed broker. A license may also be obtained by a person who does not immediately intend to be employed by a broker. However, a salesperson without an responsible broker may not perform acts requiring a real estate license.

    1. Age: You must be 18 years of age or older to be issued a license.

    2. Residence: If you are not a California resident, see Out-of-State Applicants.

    3. Honesty: Applicants must be honest and truthful. Conviction of a crime may result in the denial of a license.

    4. COURSE REQUIREMENTS - Successful completion of three college-level courses is required to qualify for a real estate salesperson examination:

      • One course from the following list:

    Appraiser License

    Requirements:

    1. Initial Application (REA 3001)

    2. Basic Education Attachment (REA 3002) to document basic education needed to qualify for the appropriate license level, along with copies of official transcripts and/or course completion certificates

    3. Evidence of education certificates and/or official college transcripts.

    4. All initial and reciprocal applicants must complete an approved California state and federal laws course prior to obtaining a license. The Laws and Regulations course is not eligible towards the hours of qualifying education.

    5. As of January 1, 2023, all initial and reciprocal applicants must complete at least one hour of a Cultural Competency course prior to obtaining a license.

    6. Log of Appraisal Experience (REA 3004) documenting the number of hours months and experience for the license level the applicant applies for. The log must also contain certifications on page 2 of the form (not required for the Trainee level)

      • If there are multiple supervisory appraisers, each one needs to have a separate Log of Appraisal Experience and one signed certification page.

    7. Request for Live Scan Service (BCIA 8016); or if the applicant resides out of state, two (2) FD-258 completed finger print cards*

    8. Consent to Service of Process (REA 3006), if the applicant's physical residence address is outside of California

    9. All appropriate fees as required

    *The Bureau processes applicant fingerprints via Live Scan for California residents. If the applicant resides outside of the state, fingerprints must be rolled and submitted on two FD-258 fingerprint cards with the application.

    Once an application is reviewed, the Bureau will issue a letter informing the applicant of eligibility to take your exam along with the PSI Exams identification number that is required to schedule your exam. Upon successful completion of the exam, applicants then submit all of the following (not required for Trainee level):

    • Application for Issuance of License (REA 3008)

    • Original passing score results

    • True and correct, unaltered and nonredacted copies of the work samples that the Bureau requests.

    • Balance of the license fees, if any

    The expiration date of an appraiser license is normally two years from the date of issuance.

    Mortgage Broker License

    Requirements:

    1. All applicants must apply for a license through the NMLS by filing a Form MU4 and receiving a sponsorship by a company holding a valid unique identifier with NMLS and which is licensed by the California Department of Financial Protection and Innovation.

    2. Authorization to provide criminal records information from the FBI through NMLS.

    3. Authorization to obtain an independent credit report obtained by NMLS from a consumer credit reporting agency.

    4. An applicant must demonstrate financial responsibility, character and general fitness such as to command the confidence of the community and to warrant a determination that the mortgage loan originator will operate honestly, fairly and efficiently.

    5. 20 hours of pre-licensing education including 3 hours of federal law and regulations, 3 hours of ethics, 2 hours of training related to nontraditional mortgage products, 10 hours of elective education, and 2 hours of CA-DFPI Law. All pre-License education must be received from NMLS approved course providers.

    6. Passing of written tests including both federal and state components. The written tests must be taken through test providers approved by NMLS.

    7. Coverage by a surety bond provided by the mortgage loan originator’s employer.

    Military Application Assistance Programs

    Professional License Portability and State Registration for Servicemembers and their Spouses

    The federal Servicemembers Civil Relief Act (SCRA) authorizes service members or their spouses who currently hold a valid license in good standing in another state, district, or territory to practice in California within the same profession or vocation, if they relocate to California because of military orders.

    Military Veterans

    The Military Veterans Application Assistance Program aids those who are transitioning from military service to civilian employment. In some cases, veterans possess transferable skills that help meet the minimum experience and training requirements to apply for a contractor’s license. This program offers expedited processing of veterans’ applications, including the evaluation of transferable military experience and training, as well as education.

    CSLB assists military veterans by providing:

    Expedited application processing;

    Direct contact with CSLB staff;

    Licensing staff specially trained to evaluate transferable military training and experience from all branches of the military in an effort to meet minimum licensure requirements; and

    Evaluation of college transcripts to help verify acceptable educational credit (in addition to military training and experience).

    Evaluating Military Experience to Qualify for Licensure

    CSLB's Licensing staff will review your DD-214 (Certificate of Release or Discharge from Active Duty with discharge status) or California Driver’s License with Veteran endorsement and the education and training transcript provided by your branch of the military. If looking to use your military experience to meet the required experience for licensure include a copy of your Joint Service Transcripts (military transcripts) for evaluation.

    CSLB staff will evaluate your civilian and military experience and education. If your experience and education are sufficient to document the required four years of applicable experience within the last 10 years, you will be approved to take the appropriate licensing examination(s). All license applicants must pass a law and business examination, as well as the trade examination. If your experience and training meet only a portion of the requirements for licensure, CSLB will contact you directly and provide you with suggestions on how to fulfill any incomplete requirements.

    Military Spouses/Domestic Partners

    The Military Spouse/Domestic Partner Application Assistance Program expedites the processing of an application for licensure for an applicant who meets both of the following requirements:

    Submits satisfactory evidence that he or she is married to, in a domestic partnership with, or in another legal union with an active duty member of the Armed Forces of the United States who is assigned to a duty station in California under official active duty military orders; and

    Holds a current and valid license in another state, district, or territory of the U.S. in the classification or trade for which he or she seeks a license from CSLB.

    CSLB is in the process of updating applications to include a question regarding the applicant’s possible eligibility for one of the military assistance programs. If the application you submit does not reference the military assistance programs, please include a written statement regarding your eligibility for one of the programs.

    Military Spouse Licenses

    The Division of Professions & Occupations (DPO) strives to support the mobility and transportability of military spouses’ professional licenses.

    Pursuant to Colorado House Bill 20-1326 Create Occupational Credential Portability Program(opens in new window), which Governor Polis signed on June 25, 2020, spouses of active-duty military personnel stationed in Colorado may obtain temporary licenses for any profession or occupation under the purview of DPO(opens in new window), if they hold a credential in good standing from another US state or territory and meet certain other requirements.

    Key Features of Military Spouse Licenses:

    • There are no fees associated with these licenses

    • Licenses are valid for three years from the date of issuance

    • Licenses are non-renewable

    • There are no practice restrictions with these licenses. Each licensed military spouse is subject to, and must practice pursuant to, the same laws and regulations as other licensees in the same profession.

    • Examples of professions not eligible for these licenses include real estate brokers, EMS providers, teachers, and attorneys. These professions are regulated by agencies other than DPO, and only DPO-regulated professions are eligible.

    To apply for a military spouse license:

    • Create an account on the Division’s online licensing platform(opens in new window) and login

    • Once you login, click "Apply for a New License"

    • Next, expand the relevant professional area (e.g., “Dental Applications” for dentists and dental hygienists)

    • Then select "start" next to the "Military Spouse" application for the specific profession for which you wish to apply (e.g., Military Spouse - Cosmetologist or Military Spouse - Dentist)

    At this point, you will be taken to the beginning of the online application where you will answer questions about yourself and provide documentation of your out-of-state license, your spouse’s military orders for Colorado, and your military identification.

    Additional Licensure Assistance

    Federal reimbursement for licensure costs: Each military service branch may reimburse spouses - depending on eligibility requirements - up to $500 for certain licensure costs resulting from relocations that cross US state lines. Important note: This reimbursement program is through the federal government, not the State of Colorado or the Department of Regulatory Agencies.

    Requirements:

    1. Be at least 18 years of age.

    2. Connecticut approved 60-hour Real Estate Principles and Practices course.

    3. Broker sponsorship is not required to take the examination.

    4. Completed application.

    5. 60-hour Real Estate Principles and Practices course completion certificate.

    6. You must be approved before you can register and schedule to take the examination. After the application is reviewed and approved, you will receive instructions on how to register and schedule the examination.

      Please be aware of the following prior to submitting your application:

      • You may take the examination on an unlimited basis for up to one year from the date of eligibility.

      • You must pass both portions of the examination within one (1) year of eligibility.

      • If you do not pass both portions within one year, you must reapply for an additional year of eligibility.

      • After you pass both portions of the examination, within the one year of eligibility, you have 2 years from the date of the most recently passed portion to activate your license.

      • To activate the license, you must be sponsored by a CT licensed broker.

      • All real estate salesperson licenses expire on May 31st

    Home Inspector License

    Requirements:

    Eligibility for a Home Inspector Intern Permit

    1. Have successfully completed high school or its equivalent;

    2. Have successfully completed a board-approved training program that meets the requirements of regulations adopted by the commissioner pursuant to Section 20-491 – Regulations; of the General Statutes (must submit copy of course completion certificate with application); and

    3. Have an identified supervisor who (A) is licensed as a home inspector in Connecticut, (B) is in good standing with the state as a home inspector, and (C) has agreed to perform supervisory functions as described in General Statutes and Regulations.

    Eligibility for a Home Inspector License:

    1. Have earned a Home Inspector Intern Permit

    2. Have performed not less than one hundred home inspections under the supervision of a licensed Home Inspector – the associated logs, signed by the Supervisor, must be submitted with the application. Such supervision shall be direct supervision for a minimum of the first ten inspections, and then may be indirect for the remaining training period; and

    3. Have passed written examination administered by the Department. NOTE: You will be given information about taking the exam once this application has been accepted. If you have passed the National Home Inspector Examination, include your score report with your application.

    BENEFITS FOR ACTIVE DUTY SERVICE MEMBERS STATIONED IN CONNECTICUT

    LICENSING

    Renewals

    Various state laws allow service members to have their licenses, certificates, permits, or registrations renewed while they are on active duty (CGS §§ 4-61cc, 10-146b(b), 19a-88b, 20-228, & 20-306). For example, the Department of Public Health is required to renew credentials issued to service members on active duty (e.g., nurse and dentist). In these instances, the service members must renew their credentials within a year of discharge.

    They are also exempt from annual and biennial license and registration fees and occupational taxes while they are on active duty and for one year after they are discharged (CGS § 27-102a).

    Waivers

    Various state laws require some government entities to certify, waive, grant, or award certain licenses, registrations, examinations, or training for service members with military experience or qualifications similar to those otherwise required to be credentialed (CGS § 7-294d, 14-36, 14-50, 19a-179, 20-12, 20-333, 20-335, 29-161q, 31-22u, & 51-81b). Under certain circumstances, the law waives the application and initial license fee.

    In-state Rate

    Active-duty personnel stationed in-state pay the resident rate for fishing, trapping, and hunting licenses (CGS §§ 26-34a, -86a, & -86c). The resident rate is lower than nonresident rate.

    TAX

    Income Tax

    The law gives service members serving in a combat zone a 180-day extension after combat service to file state income tax returns without penalty or interest (CGS § 12-724(a)(1)).

    Under state law, compensation paid by the United States for service members not domiciled in the state is not considered as income derived within Connecticut for state income tax purposes (CGS § 12-711 (d)).

    Additionally, according to the Department of Revenue Service (DRS), because combat pay and hostile fire or imminent danger special pay are not taxable for federal income tax purposes, they are also not subject to state income tax (DRS Informational Publication IP 2015(24), Connecticut Income Tax Information for Armed Forces Personnel and Veterans).

    Property Tax

    State law requires municipalities to waive the interest on delinquent property taxes owed by certain active military members serving out-of-state for up to one year. They must pay all waived interest if they do not pay within one year of when they return (CGS § 12-146e, as amended by PA 16-191).

    Additionally, state law exempts from property tax one motor vehicle belonging to, leased to, or held in trust for a service member regardless of where the vehicle is being garaged (CGS § 12-81(53)).

    EMPLOYMENT

    State and Municipal Employees

    Under state law, service members are entitled to employment reinstatement protection after returning from service in the armed forces (CGS §§ 5-255 & 7-462).

    Under certain limited circumstances, war service can be used to purchase retirement credit (CGS §§ 5-180(b) & 7-436b). Service members who leave state employment can continue to make retirement contributions (CGS § 5-180).

    Teachers and Superintendents

    The law generally provides employment reinstatement protection to any professional employee certified by the State Board of Education and employed by a board of education who leaves to enter the armed forces (CGS § 10-156d).

  • Real Estate License

    Requirements:

    Requirements for All Applicants

    The following are required regardless of whether you are applying by examination or reciprocity.

    In addition to submitting the application and fee in DELPROS, you must submit:

    1. A copy of legal document showing name change (e.g., marriage license, divorce decree, etc. if your name on any document you submit is different from your name on the your application.

    2. The Statement of Broker of RecordOpen this document with ReadSpeaker docReader signed by the broker of record for the office you are working in.

      • The office you enter in employment section of your online application must have an active office permit.

    3. A Certificate of Licensure History to be sent directly to the Commission office from each jurisdiction (state, U.S. territory or District of Columbia) where you have ever held any kind of real estate license.

      • The Certificate(s) must be dated within 30 days of the application.

      • If you are applying for a reciprocal license, the Requirements for Reciprocity Applicants section below explains when the Certificate must show three years of continuous licensure.

    Requirements for Exam Applicants

    In addition to submitting the application, fee, and supporting documentation required in the previous section, in DELPROS, you must also submit:

    1. A copy of the certificate that you received when you completed the 99-hour Delaware salesperson’s pre-licensing course.

    2. The original score report that you received from Pearson VUE when you passed the general and Delaware law portions of the salesperson’s examination.

    New Salesperson Education Requirements

    The Delaware Real Estate Commission has implemented changes pertaining to new Salesperson licensees, effective May 1, 2022.

    All newly licensed individuals, other than individuals licensed by reciprocity, must complete the following twelve hours of required new salesperson course modules within 90 days of the date of license issuance:

    1. Three (3) hours in professional standards for new licensees.

    2. Three (3) hours in agreement of sale and buyer representation for new licensees.

    3. Three (3) hours in real estate documents and seller representation for new licensees.

    4. Three (3) hours in real estate professionalism for new licensees.

    These new salesperson course modules will be in addition to the continuing education required for licensure renewal and will be included in the continuing education audit.

    Appraiser License

    Requirements:

    You must complete all QE and experience before you can sit for the AQB-approved National Uniform Licensing and Certification Examination.

    In addition to submitting the application and fee in DELPROS, you must submit:

    1. A State of Delaware and Federal Bureau of Investigation criminal background check (CBC). Go to the Criminal Background Check Process page to find the Service Code required to obtain a State of Delaware and Federal Bureau of Investigation criminal background check. Once you have your Service Code, you will be directed to the IdentoGO website for instructions to complete the fingerprinting process.

      • Criminal background checks completed for any other purpose (e.g., employment, licensure in other states) will not meet this requirement.

    2. An official transcript, sent directly from your college/university to the Council office.

    3. Copies of your QE certificates

      • Each course must consist of at least 15 classroom hours and include an examination.

      • At least 15 hours must be the required USPAP course.

      • If you are applying to upgrade your current classification, credit for continuing education does not count as QE.

    4. State/Jurisdiction Licensure Verification sent directly to the Board office from each state or jurisdiction in which you currently hold or have ever held a license as RPA trainee or RPA certification/licensure.

    5. A copy of your Experience Log.

    Requirements After Examination

    When the application is considered complete, the Council will review it at its next Board meeting. If approved, the Council office will send you a notice with an authorization to sit for the exam. After you take the exam, the exam service will send the Council your score report. At that point, you must submit sample appraisal reports. The Council will notify you as the number of samples to submit.

    1. Submit samples of appraisal reports you have completed. Samples are due to the Council office within 15 days of the request.

    Mortgage Broker License

    Requirements:

    1. Pre-licensure Education: Prior to submission of the application, complete at least 20 hours of NMLS-approved pre-licensure education (PE) courses.

    2. Testing: Must satisfy one of the following three conditions:

      • Passing results on both the National and Delaware State components of the SAFE Test, or

      • Passing results on both the National and Stand-alone UST components of the SAFE Test, or

      • Passing results on the National Test Component with Uniform State Content

    3. Submission of Individual Form (MU4): Complete and submit the Individual Form (MU4) in NMLS. This form serves as the application for the license through NMLS.

    4. Criminal Background Check: Authorization for an FBI criminal history background check to be completed in NMLS.

    5. Credit Report: Authorization for a credit report must be completed. Upon initial authorization, you are required to complete an Identity Verification Process (IDV) within the Individual Form (MU4).

    6. Disclosure Questions: Provide an explanation and, if applicable, a supporting document for each “Yes” response.

    7. Company Sponsorship: A sponsorship request must be submitted by your employer. DE will review and accept or reject the sponsorship request.

    8. Employment History: The business address listed in the Employment History section of the Individual Form (MU4) must match the address of the registered location in the Company Relationship.

    9. Surety Bond: An original Chapter 24, Title 5 surety bond; or, a completed and signed MLO surety bond coverage form from applicant’s employer listing all its Delaware-licensed MLOs, including the applicant, as being covered by the employer’s Delaware surety bond.

    2. A Certificate of Liability, Errors and Omissions Insurance, sent directly from the insurance carrier showing that you or your employer carry at least $50,000 of errors and omissions insurance and at least $250,000 of liability insurance.

    3. Copies of your classroom or online training certificates. Training must total 140 hours and be approved by ASHI or InterNACHI.

    4. Verification that you have passed the National Home Inspector Examination®, sent directly from the exam service to the Board office.

    5. An Experience Log showing proof that you have completed at least 75 supervised home inspections.

    Veterans Benefits

    Pension Benefits for Paraplegic Veterans

    – A paraplegic veteran eligible for benefits shall receive a pension from the State of $3000 per year payable in equal monthly installments. The veteran must file evidence with the Pension Office that he/she is a paraplegic and fully disabled; and the disability is a direct result of service in the armed forces of the United States during a period of war.

    Veterans Opportunity Credit

    – Employers are eligible during the year qualified veteran is hired and for two taxable years thereafter a tax credit of 10 percent of a qualified veteran’s wages, up to a maximum of $1,500. Employers may take the credit the year a veteran is hired and the two subsequent tax years. A qualified veteran is anyone who has served in a hostile environment such as Iraq and Afghanistan.

    Delaware Veterans Education Benefits

    – The State of Delaware provides educational benefits for the children of deceased veterans of the military services of the United States, military service personnel held prisoner of war and military service personnel officially declared to be missing in action. In order to qualify for this entitlement, an applicant shall be: the child of a member of the armed forces who was killed while on active duty or who died from disease, wounds, injuries or disabilities arising or resulting from performance of duty; a member of the armed forces who is being held, or who was held prisoner of war; or a member of the armed forces officially declared missing in action; a person who at the time of application for benefits is at least 16 years of age, but not more than 24 years of age, and a resident of the State for at least three years prior to the date of application; attending or admitted for attendance at an educational institution beyond the high school level in a program not to exceed four years in duration. Benefits are administered by the Delaware Postsecondary Education Commission.

    Education Benefits for Active Members of the Delaware National Guard

    – Any active member of a federally recognized unit of the Delaware National Guard, who meets the requirements for satisfactory membership as defined by the Adjutant General of the Delaware National Guard, shall be eligible for funding support by the Delaware National Guard for certain post-secondary education tuition and fees.

    Special License Plates

    – Special License Plates are available through DMV for: Former Prisoners Of War, Formerly Missing-In-Action, Purple Heart Recipients, Medals of Valor Recipients, Disabled Veterans, Delaware National Guard & Reserve Members, Retired Military, Korean War Veterans, Vietnam War Veterans, Operation Iraqi Freedom (OIF), Operation Enduring Freedom (OEF), and Gold Star Lapel Button.

    Disabled Veterans School Tax Credit – NEW in 2021-2022

    Apply for the Disabled Veterans School Tax credit by April 30th each year. Learn more about the tax credit and who is eligible on the Delaware Department of Finance’s website.

    Disabled Veteran Combined Special License Plate

    – A special license plate is available to those veterans who are eligible for both the Disabled American Veteran designation and the universally-recognized symbol for those requiring special parking accommodations. This benefit allows the veteran to park in a disabled parking space without having to go through a separate application process.

    Registration and Inspection of Motor Vehicles of Disabled Veterans

    – A motor vehicle owned by a disabled veteran who is eligible for ‘adaptive equipment’ benefits (which includes, but is not limited to power steering, power brakes, power window lifts, power seats, and special equipment necessary to assist the eligible person into and out of the automobile or other conveyance) shall be exempt from the payment of registration fees (limited to one automobile per eligible veteran at any one time).

    State Park Admission

    – Any veteran who honorably served or is honorably serving, including members of the Delaware National Guard, resides in the State of Delaware and owns a motor vehicle registered in Delaware shall receive a 50% discount on the annual fee for vehicle entrance to state parks and recreational areas.

    Hunting, Trapping and Fishing License

    – Any member of the Armed Forces while stationed within the State shall be deemed a resident of the State for the purpose of obtaining a license. Veterans with a disability rating of 60 percent or more by the U.S. Department of Veterans Affairs may obtain a no-fee license.

    State Employment

    – Veterans preference shall be provided to earned ratings with ten points granted to disabled veterans and five points granted to all other eligible veterans. Any preference points for which a veteran would qualify may be claimed by his or her unmarried widow, widower, spouse of a member of the armed forces who is POW or MIA, or spouse of a veteran who is totally disabled.

    License and Permits for Military Spouses

    – Professional Regulations will issue a six-month temporary occupational license, when required, to a military spouse relocating in Delaware. The temporary license will allow for the spouse to obtain employment in their discipline, pending application for endorsement or reciprocity.

    Delaware Veterans Home

    – The home is a 150-bed long-term care facility offering skilled nursing services and a special needs unit to serve those who may suffer from forms of dementia, including Alzheimer’s disease. The Delaware Veterans Home is located at 100 Delaware Veterans Blvd, Milford, Delaware.

    Delaware Veterans Memorial Cemetery

    – Veterans, their spouse, or dependent children are eligible for interment at either of two State Veterans Cemeteries. The cemeteries are located in Bear, and Millsboro Delaware.

    Notary Service for Veterans

    -The Office of Veteran’s Services provides no fee notary service for veterans, dependents and their families.

    Copy of Death Certificate

    -The State Registrar shall furnish a certified copy of a veteran’s death certificate for no fee to the next of kin acting on behalf of the veteran for settlement of the veteran’s affairs.

  • Real Estate License

    Requirements:

    1. AGE: Must be at least 18 years of age.

    2. SOCIAL SECURITY NUMBER: You must have a United States Social Security number to apply.

    3. EDUCATION: Must hold a high school diploma or its equivalent.

    4. PRE-LICENSE EDUCATION: Prior to sitting for the state exam you must show proof of course completion of Florida approved 63 hour pre-license education for sales associates. The course is good for two (2) years from the date of completion. An expired course will not be accepted at the exam site and you will not be able to sit for your exam without proof of a valid course completion slip. The course is not required at the time of application submission. You may submit application for state exam approval prior to taking the pre-license education. See the list of approved providers.

      EDUCATION EXEMPTIONS: If you hold a 4 year degree, or higher, in real estate you may be exempt from the pre-license education requirement. In order to determine your exemption please submit an original certified transcript with your application for review.     Appraiser License

    Requirements:

    1. AGE REQUIREMENT: Must be at least 18 years of age.

    2. SOCIAL SECURITY NUMBER: You must have a United States Social Security number to apply. You may visit the Social Security Administration website for information on how to obtain one.

    3. QUALIFICATIONS: Must hold a valid high school diploma or its equivalent and have a valid Social Security Number.

    4. PRE-LICENSING EDUCATION: Must complete 200 classroom hours of approved pre-licensing education and qualify under one of the following: 1) hold a Bachelor''''s degree or higher from an accredited college or university; 2) hold an Associate''''s degree from an accredited college or university; 3) successfully complete 30 semester hours of college-level courses in each of the specific topic areas identified in rule; 4) successfully complete 30 hours of College Level Examination Program (CLEP) examinations that cover each of the specific topic areas identified in rule and; 5) any combination of Option 3 and 4 above.     5. EXPERIENCE: Applicants must have obtained experience when registered under a certified appraiser. Experience must be a minimum of 1,500 hours. The experience must be documented on a minimum of 150 appraisal reports completed over a period of at least 12 months. All experience gained must be USPAP compliant and obtained after January 30, 1989.

    6. EXPERIENCE WORK LOG: Separate appraisal logs shall be maintained by both the registered trainee appraiser and the supervisory appraiser.     Mortgage Broker License

    Requirements:

    1. Form MU4. Each individual shall apply for a Loan Originator license by submitting a form MU4 through NMLS.

    2. Filing Requirements. Upon receipt of the following, the Florida Office of Financial Regulation will consider a Loan Originator application received and begin reviewing the application:

      • Form MU4 filed through NMLS

      • Statutorily required application fee ($195)

      • Pre-Licensure Education: Completion of 20 hours of NMLS approved pre-licensure education

      • course, of which a minimum of 2 hours shall cover the provisions of Florida Law and Rules

      • Testing: Must satisfy one of the following three conditions:

        • Passing results on both the National and Florida State components of the SAFE Test, or

        • Passing results on both the National and Stand-alone UST components of the SAFE Test, or

        • Passing results on the National Test Component with Uniform State Content

      • FBI criminal history background check results

      • State criminal history background check results

      • Authorization for a credit report

    3. High School Education Requirement. Upload high school information via a PDF document to the Verification of Experience section via Document Uploads section of the MU4. On the document provide; your name, your NMLS ID number, name of school and the date the high school diploma, or its equivalent, was received (a copy of the diploma is not required).

    4. Age Requirement. A loan originator license will not be granted to an individual under the age of 18.

    5. State Criminal Background Check. In addition to the FBI Criminal Background Check, submit fingerprints to a Live Scan Service Provider, approved by the Florida Department of Law Enforcement (FDLE), for submission to the FDLE for a STATE ONLY criminal background check; please provide ORI Number: FL737111Z to the Live Scan Provider for proper submission to FDLE. A list of approved Live Scan Service Providers is available on the FDLE’s website. Please note, the list contains many national Live Scan Providers, as well as providers with hard scan capabilities if you are not able to find a provider in your area.

    6. FBI Criminal Background Check. The FBI criminal background check must be completed by the NMLS authorized live scan service provider and completed as part of your NMLS filing. Fingerprints taken for the FBI background check by anyone other than the NMLS live scan service provider will not be accepted by NMLS.

    7. Disclosure Questions. Provide the following documents related to all events or proceedings for any “Yes” answer to any of the disclosure questions on the Individual (MU4) Form:

      • A copy of the police arrest affidavit, arrest report or similar document.

      • A certified copy of the charges.

      • A certified copy of the plea, judgment, and sentence where applicable.

      • A certified copy of an order of entry into pre-trial intervention, and the order of termination of pre-trial intervention showing dismissal of charges where applicable.

      • A certified copy of an order of termination of probation or supervised release, if applicable. If the requested documentation cannot be obtained, the relevant person shall submit evidence of that fact in order for the application to be deemed complete. Evidence that documentation cannot be obtained shall consist of a written statement on the letterhead of the agency that would be the custodian of the documents, signed by a representative of that agency, stating that they have no record of such matter, or that the record is lost or was damaged or destroyed, or otherwise stating why the document cannot be produced.

    8. Credit Report. Authorize the Registry to obtain and make available to the Office of Financial Regulation an independent credit report on the applicant. The cost of the credit report shall be borne by the applicant.

      Upon written request by the Office of Financial Regulation each applicant shall provide documents related to “adverse credit history information” contained in the applicant’s credit report. The requested documents provided by the applicant must be legible. Documents that are typically requested by the Office include, but are not limited to:

      • Copies of satisfaction of judgment

      • Copies of satisfaction of outstanding tax liens or other governmental liens.

      • Copies of court documents that reflect the substance of the matter and how the matter was resolved or adjudicated.

      • Copies of account statements or letters from the creditors explaining the current status of accounts. For security purposes, the relevant person may redact all but the last four (4) digits of the account number prior to submitting the document to the Office.

      • Copies of tax returns, pay stubs, or other documentation of income.

    9. Total license costs is $300.25 which includes:

      • $195 Florida application fee

      • $30 NMLS processing fee

      • $36.25 Federal criminal background check

      • $24 State criminal background check (Florida) – paid to the service provider

      • $15 Credit Report fee

    10. All fees collected through the NMLS ARE NOT REFUNDABLE

    11. Other Information – Loan processors: A licensed loan originator who acts solely as a loan processor and contracts with more than one mortgage broker or mortgage lender, or either simultaneously must file with the Office of Financial Regulation a Declaration of Intent to Engage Solely in Loan Processing, Form OFR-494-13.

    Home Inspector License

    Requirements:

    1. EXAMINATION: Individuals seeking licensure as a Home Inspector must first take and pass a department approved exam for home inspection. The applicant must also submit proof of passing the department approved examination for home inspection licensure.     2. EDUCATION/EXPERIENCE: The applicant must demonstrate proof of completing a course of study approved by the department of not less than 120 hours that covers the 8 components of a home.     Military Personnel, Veterans & Military Spouse Licensing Fee Waiver Program

    Under House Bill 615, which went into effect July 1, 2017, the Department now has the ability to waive the initial licensing fee for any individual that is currently serving, or has formerly served, as an active duty member of the Armed Forces of the United States, or a spouse or surviving spouse of such member that was married to the member during a period of active duty who applies to the Department for a state professional license.

    Application Requirements

    Military Personnel/Veterans: Applicants that are currently serving as an active duty member of the United States Armed Forces must submit a copy of his/her military orders. Applicants that formerly served as an active duty member of the United States Armed Forces must submit a DD-214 or NGB-22.

    Military Spouses: Applicants that are spouses of a current for former active duty member of the United States Armed Forces must submit a copy of your spouse’s military orders if your spouse is currently serving or a copy of your spouse’s DD-214 or NGB-22 if your spouse formerly served. Applicants must also submit a copy of your marriage certificate to the military service member.

    Surviving Spouses of Military Personnel: Applicants that are surviving spouses of a former active duty member of the United States Armed Forces must submit a copy of your marriage certificate to the military service member and a copy of your spouse’s DD-1300.

    Application Requirements

    Fingerprint Privacy Act

    Insurance/Bonding Requirements: If applicable, applicants must comply with all insurance and/or bonding requirements as required by the Florida laws and rules governing the license sought.

    Fee: Fees are waived for all professions with the exception of the federally required $80.00 national registry fee for Certified General Appraiser and Certified Residential Appraiser applicants. This $80 fee should be made payable to the Department of Business and Professional Regulation, and included with your application.

    Please note that once a license is issued, the license holder will be responsible for meeting the renewal requirements including any applicable fees.

    Registered Trainee Appraiser must submit evidence of completion of 100 hours of approved qualifying education courses in subjects related to real estate appraisal within 5 years of the date the application is received by the Department. See Rule 61J1-10.002, FAC. The 100 hours includes completion of the 15-hour National Uniform Standards of Professional Appraisal Practice course within 2 years of the date the application is received by the Department.   • Real Estate License

    Requirements:

    1. Background Check - A copy of the applicant’s criminal history or Georgia Crime Information Center (GCIC) Report must be brought to the PSI testing center (not the Commission) prior to receiving a license. If the report indicates any crime convictions or sanctions by any licensing or regulatory agency, then the Commission will conduct an investigation and decide whether or not to issue the license.

    2. Age Requirement - Must be at least 18 years of age.

    3. General Education - Must be a high school graduate or the holder of a certificate of equivalency.

    4. Real Estate Education - Must meet ONE of the following Real Estate Educational Requirements:

      • Successfully complete the required 75-hour Salesperson Prelicense Course at a School approved by the Georgia Real Estate Commission;

      • Successfully complete a minimum of 10 quarter hours or 6 semester hours of either course work eligible for a major in real estate from a U.S. or Canadian accredited college or university or course in real property, agency, or contracts from a U.S. or Canadian accredited school of law. You must submit to PSI (not the Commission) an official transcript from the college, university, or school of law with your application for examination. Continuing education adult education, crash seminars, and special short courses are not acceptable. PSI will notify you as to whether your coursework is acceptable; OR

      • Provide proof of completion of at least 75 hours of Prelicense course work approved by the real estate regulatory agency of another state or province of Canada. You must obtain a letter from that agency that verifies that the course work is approved in that state or province.

    5. Postlicense Education Requirements - Salespersons must take a 25 hour Salespersons Postlicense course in their first year of licensure. The course taken must be one specifically approved by the Commission. Failure to complete a Postlicense course during the first year of being licensed will cause the license to lapse.

    6. Examination - Must pass the examination administered by PSI and approved by the Commission. The examination fee is $119.00. Persons applying for a Salesperson’s license must apply within twelve months of the date they took the examination; or after twelve months have passed, they must retake the examination.

    7. Experience - There are no experience requirements for a Salesperson’s license.

    8. Fees - Must pay the appropriate fees as described below:

      • The examination fee of $119.00.

      • The license fee of $170.00

      This amount covers all fees due for the first four years of licensure.

    9. Active/Inactive Status - Any individual who successfully passes the Salesperson licensing examination may apply to place his or her license on inactive status rather than activating it with a Broker. In any case, the applicant must pay the appropriate licensing fee. The Salesperson Postlicense educational requirements apply to a Salesperson who goes on inactive status. Any licensee who places a license on inactive status must also pay renewal fees as they come due.

    10. Continuing Education - The Commission requires that all active licensees licensed after January 1, 1980, must complete at least thirty-six (36) hours of approved continuing education course work during each four year renewal period to meet the Continuing Education requirements.

    Appraiser License

    Requirements:

    1. Must be at least 18 years of age.

    2. Appraisers holding a valid GA State Trainee or State Registered classification may satisfy the educational requirements for State Licensed appraiser by completing the following additional educational hours:

      • Residential Market Analysis and Highest and Best Use – 15 Hours

      • Residential Appraiser Site Valuation and Cost Approach – 15 Hours

      • Residential Sales Comparison and Income Approaches – 30 Hours

    3. Be a High School graduate or the holder of general education developmental equivalency diploma.

    4. Upon the filing of an application for examination, an applicant must submit a detailed appraisal experience log on forms prescribed by the Board documenting at least 1,000 hours of real property appraisal experience, gained over a period of at least 6 months.

    5. Must pass the examination administered by PSI and approved by the Board. For details on the examination process and application, review the Candidate Handbook.

    You will be required to renew the classification by the last day of your birth month in the calendar year following the calendar year in which you first became registered. For example, if you pay the $125.00 classification fee in November and your birthday is in February, you will pay a renewal fee in February.

    All appraisers who hold an active appraiser classification are required to complete 14 hours of Board approved continuing education during each renewal period. In every two consecutive renewal periods, every appraiser must complete an AQB approved 7 hour USPAP course (the 15 hour USPAP Course does not count as a substitute).

    Mortgage Broker License

    Requirements:

    1. Pre-licensure Education: Prior to submission of the application, complete at least 20 hours of NMLS-approved pre-licensure education (PE) courses.

    2. Testing: Passing results on the National Test Component with Uniform State Content are required.

    3. LICENSE FEES – Fees collected through NMLS are NOT REFUNDABLE OR TRANSFERABLE

    4. Submission of Individual Form (MU4): Complete and submit the Individual Form (MU4) in NMLS. This form and the Georgia Mortgage Loan Originator Applicant Affidavit (jurisdictional document) submitted via NMLS serve as the application for the license.

    5. Criminal Background Check: The Department verifies the criminal background of each applicant for a mortgage license. Applicants must complete the FBI criminal background check authorization and fingerprinting process per NMLS instructions. In addition, you must provide consent to the Department to access your background check using the Georgia Mortgage Loan Originator Applicant Affidavit.

    6. Credit Report: Authorization for a credit report must be completed. Upon initial authorization, you are required to complete an Identity Verification Process (IDV) within the Individual Form (MU4).

    7. Company Sponsorship: A sponsorship request from your employer must be submitted with your application. Your sponsor must be a licensed or registered Georgia mortgage broker or lender with the requisite surety bond coverage.

    8. Disclosure Questions: For each “Yes” response, provide an explanation and, if applicable, a supporting document.

    9. GA Jurisdictional Document

    10. Credit Report Explanations: Any credit report filed with this Department containing tax liens, judgments, unpaid child support, bankruptcies, and/or charged off accounts, etc. will likely cause the processing of the application to be delayed or possibly cause the application to be denied. Outstanding derogatory credit issues or bankruptcies, which have not been discharged, will require satisfactory written explanation.

    11. Financial Responsibility: The Department assesses financial responsibility by reviewing the MLO applicant’s overall credit report and disclosure question responses. Judgments, child support in arrears, tax liens, charge-offs or collection accounts, accounts currently past due, accounts with serious delinquencies, repossessions, loan modifications, and foreclosures or short sales, etc. with a deficiency may negatively affect an MLO licensing decision unless documentation is provided showing that a payment plan is in place and at least three (3) consecutive payments have been made prior to the application. (Accepted payment plans may be checked at renewal for continuation.)

    12. Child Support: The GRMA provides grounds for denial of any application for a mortgage license involving persons who have been found to be in noncompliance with an order for child support [See O.C.G.A. §7-1-1017(a)(2)].

    Federal Housing Administration [FHA] and Veterans Administration [VA] Loan Programs

    A. LOAN PROGRAMS OF THE FEDERAL HOUSING ADMINISTRATION (FHA)

    INTRODUCTION

    Besides conventional loans discussed in the previous chapter, FHA loans and VA loans are the other two major sources of home ownership financing in the United States. FHA loans are residential loans from private sector lenders that the Federal Housing Authority (FHA), a division of the U. S. Department of Housing and Urban Development (HUD), insures against financial loss to the lender should a borrower default on the loan payments. VA loans are residential loans from private sector lenders that the Veterans’ Administration (VA) guarantees against financial loss to the lender arising from a borrower’s default of the loan payments.

    FHA INSURED LOANS

    Congress established the Federal Housing Administration (FHA) in 1934 to encourage lenders to make real estate loans by providing them with government-backed insurance against financial loss from borrower default. The anticipated result of the legislation was the increase in home ownership that has occurred over these years. In addition to insuring lenders against financial loss from borrower default, the actions of the FHA over the years have led to lower downpayment requirements for borrowers, longer loan terms, positive amortization of the loan amount over the term of the loan, and more liberal loan qualification standards for the borrower. In 1965 the FHA became a part of the Department of Housing and Urban Development (HUD).

    FHA’s threefold purpose is to assist in the stabilization of the mortgage market, to provide an adequate home financing system through its mortgage loan insurance program, and to promote improved housing standards. Toward these ends, FHA loans require an appraisal by an approved appraiser to confirm an adequate market value and to determine whether the buildings and neighborhoods involved meet the statutory standards. In order to fund the loan insurance program, the borrower must pay a premium for the FHA insurance (although sometimes the seller may pay the premium for the borrower).

    Until December of 1983 the Secretary of HUD set the interest rate on FHA loans, a rate that was often lower than the prevailing market rate. For this reason, FHA allowed lenders to charge sellers discount points to compensate lenders for making FHA loans at the lower rates. HUD no longer sets FHA interest rates. Instead, negotiations between lenders and borrowers establish FHA interest rates; and the seller or borrower may agree to pay any discount points charged, as is the case in conventional loans.

    THE FHA INSURES HOME LOANS

    FHA does not make mortgage loans or provide housing. It only INSURES the mortgage loans made by private lenders, provided such loans meet FHA’s guidelines and obtain approval. Through the fees collected from FHA Mortgage Insurance Premiums (MIP), FHA is a self-supporting government agency. Most FHA loans are now made by or through a Direct Endorsement lender. To be approved by FHA for Direct Endorsement (D.E.), a lender must meet criteria established by FHA. After gaining FHA approval, the D.E. lender has the authority to approve purchasers and subdivisions without prior submission to FHA. If the D.E. lender chooses, it may hire a staff of appraisers to do all appraisals; or it may use FHA-approved fee appraisers.

  • Real Estate License

    Requirements:

    1. Be at least 18 years of age by the examination date

    2. Has earned a high school diploma or its equivalent by the examination date.

    3. Be a United States citizen, a United States national, or an alien authorized to work in the United States by the examination date.

    4. Your social security number is used to verify your identity for licensing purposes and for compliance with the below laws. For a license to be issued you must provide your social security number or your application will be deemed deficient and will not be processed further. The following laws require that you furnish your social security number to our agency: FEDERAL LAWS: 42 U.S.C.A. §666 (a)(13) requires the social security number of any applicant for a professional license or occupational license be recorded on the application for license; and If you are a licensed health care practitioner, 45 C.F.R., Part 61, Subpart B, §61.7 requires the social security number as part of the mandatory reporting we must do to the Healthcare Integrity and Protection Data Bank (HIPDB), of any

      final adverse licensing action against a licensed health care practitioner.

      HAWAII REVISED STATUTES ("HRS"):

      §576D-13(j), HRS requires the social security number of any applicant for a professional license or occupational license be recorded on the application for license; and §436B-10(4) HRS which states that an applicant for license shall provide the applicant's social security number if the licensing authority is authorized by federal law to require the disclosure (and by the federal cities shown above, we are authorized to require the social security number).

    5. Possess a reputation for or record of competency, honesty, truthfulness, financial integrity and fair dealing. Refer to the section entitled "LICENSE APPLICATIONS."

    6. Within two (2) years of passing the salesperson's or broker's examination, submit a complete application for licensure. Refer to the section entitled "LICENSE APPLICATIONS."

    7. Satisfy the prelicensing education requirement as described in the section entitled "PRELICENSING EDUCATION REQUIREMENT."

    8. Pass the salesperson's license examination. To register for the exam, apply directly to the testing agency. Refer to the section entitled "LICENSE EXAMINATIONS.

    Appraiser License

    Requirements:

    1. No College-Level Education

    2. Experience 1000 hours in no fewer than six (6) months.

    3. Supervising Appraiser - Under the new criteria, individuals gaining experience must be supervised by a certified licensed level appraiser (CRA or CGA).

    4. Background Checks – Effective January 1, 2015, all candidates for a real property appraiser credential must undergo a background check.

    5. National Examination – All education and experience must be completed prior to taking the National Examination.

    Mortgage Broker

    Requirements:

    1. Pre-licensure Education: Complete 20 hours of NMLS approved prelicensure education courses which must include 3 hours of Hawaii law. NMLS must indicate you are compliant with this requirement.

    2. Testing: An applicant must obtain a passing score on the SAFE Mortgage Loan Originator Test - National Component with Uniform State Content.

    3. Criminal Background Check: An applicant is required to authorize a Federal (FBI) criminal background check (CBC) through NMLS.

    4. Credit Report: Authorization for a credit report must be completed. Individuals will be required to complete an Identity Verification Process (IDV).

    5. Disclosure Questions: Provide an explanation for any “Yes” response (indicating “See Attached” as an explanation is not acceptable). Upload a copy of any applicable orders or supporting documents in NMLS.

  • Real Estate License

    Requirements:

    1. Take the salesperson pre-licensing class. Visit the Idaho Real Estate Commission (IREC) website for details.

    2. Take and successfully pass the state and national portions of the salesperson licensing exam

    3. Get fingerprinted for a background check

    4. Submit the Salesperson Application to the Idaho Real Estate Commission, along with your application fee.

    5. Join your local board/association of REALTORS®, which will give you membership to Idaho REALTORS® and the National Association of REALTORS®. Find your local board/association of REALTORS®.

    6. Join a brokerage

    7. Complete the required New Member Orientation class withing 60 days of becoming a member (contact IR for a list of classes).

    Appraiser Trainee Application

    Requirements:

    1. Complete the application. Processing will be delayed for applications that do not include a social security number or other documentation required under Idaho Code § 73-122. Incomplete applications that do not include all the items required (excluding those items that must be sent directly to our office from an issuing authority) will delay licensure.

    2. Include Certificates of Completion for the qualifying education courses completed, along with the supervisor and trainee four- hour courses on the role of a supervisor and the role of a trainee.

    3. Proof of age – a clear and readable color copy of a government-issued photo ID such as a passport, military ID, or valid driver’s license is acceptable.

    4. Read and sign the trainee Affidavit and have your signature notarized.

    5. Supervisor must read and sign the supervisor Affidavit and have the signature notarized. Each appraiser who provides you with supervision during your trainee period must complete a Supervising Appraiser Affidavit before you may begin accruing experience hours with that appraiser. The affidavit page may be copied as necessary if you have more than one supervisor.

    6. Review the Idaho Real Estate Appraiser Laws and Rules and complete the open book Idaho Jurisprudence Examination. The current laws and rules are on the web at https://dopl.idaho.gov.

    7. Enclose the application fee or $200.00 and the registration fee of $50.00, for a total of $250.00. Please make checks and money orders payable to Idaho Division of Occupational and Professional Licenses (DOPL). All returned checks are subject to a $20.00 fee and the application will be invalid. FEES ARE NOT REFUNDABLE.

    4. Submission of Individual Form (MU4): Complete and submit the Individual Form (MU4) in NMLS. This form serves as the application for the license through NMLS.

    5. Criminal Background Check: Authorization for an FBI criminal history background check to be completed in NMLS.

    6. Credit Report: Authorization for a credit report must be completed. Upon initial authorization, you are required to complete an Identity Verification Process (IDV) within the Individual Form (MU4).

    7. Disclosure Questions: Provide an explanation and, as applicable, a supporting document for each “Yes” response.

    8. Company Sponsorship: A sponsorship request must be submitted by your employer. ID will review and accept or reject the sponsorship request.

    9. Employment History: The business address listed in the Employment History section of the Individual Form (MU4) must match the address of the registered location in the Company Relationship.

    10. Credit Report Explanations: Submit a line by line, detailed letter of explanation of all derogatory credit accounts along with proof of payoffs, payment arrangements and evidence of payments made, or evidence of any formal dispute filed (documents must be dated).

    11. Legal Name/Status Documentation—Mandatory for all MLO Applicants: Upload legal documentation of legal name or legal status. A certified copy of a birth certificate is acceptable if filing for an initial application; A divorce decree, marriage certificate, proof of ability to work in the U.S., or other courtapproved legal name change order, etc., may be considered for a change in legal name.

    12. Discharged/Retired Veteran Applicant: Upload a copy of the veteran’s DD Form 214 (member copy 4) or NGB -22 that confirms duration of active duty service AND type and condition of discharge.

    13. Active Duty Applicant: Upload a copy of your current and valid military ID card.

    14. Spouse of Active Duty Member: Upload a copy of current and valid military dependent ID card and a copy of marriage certificate or other legal union documentation.

    15. Spouse of Discharged/Retired Veteran: Upload a copy of the veteran’s DD Form 214 (member copy 4) or NGB -22 that confirms duration of active duty service AND type and condition of discharge and a copy of marriage certificate or other legal union documentation.

    16. Criminal Background Check: If you have any felony convictions, or any misdemeanor convictions involving any aspect of financial services OR any other misdemeanor listed in the disclosure section of the MU4, including pending actions, the following will be required outside NMLS (These do not need to be certified copies from the court):

      • Copies of all court judgments entered against you;

      • Copies of all court orders or records (e.g. charges, conviction, sentencing, etc.);

      • Proof that all court costs, supervision fees, fines, penalties, and restitution ordered by the court have been paid or otherwise satisfied; and

      • A written explanation of the circumstances of the criminal action that led to the conviction.

    17. Employment: The current physical work location listed in the employment history section must be within a reasonable commuting distance from the applicant’s residence address.

    Military Service Members, Veterans and Spouses

    If you are a member of the armed forces, an honorably discharged veteran, or the spouse of an active member or veteran of the military, you are entitled to certain benefits because of your service. Those benefits may include expedited processing of your application and credit for military training that is relevant to the occupational license/registration for which you are applying.

    Military Service Members and Spouses

    The Illinois Department of Financial and Professional Regulation (IDFPR) knows how critical it is to military families to begin working as soon as they come to the Prairie State.

    Illinois law includes several provisions designed to help military Service Members and Spouses who are an active duty member or whose active duty service concluded within the preceding 2 years before application. One of these laws states that once you or your spouse have submitted all the required documents and fee as part of your license application, your application will be reviewed within 30 days.

    In addition to expedited review of your application, the Department’s dedicated Military Liaison will work with you and your military installation’s military and family support center to help you through the licensing process.

    10. Issuance Fee: In addition to the examination score sheet, once you have passed the exam you will also need to submit your issuance fee of $110.00 by check or money order to PLA.

    7. Certificate of Insurance: Applicants for licensure must have obtained insurance with general liability coverage of at least one hundred thousand dollars ($100,000.00) issued by an insurance company or other legal entity authorized to transact business in Indiana. This coverage must also list the state as an additional insured and must state that cancellation and nonrenewal of the underlying policy or other evidence of financial responsibility is not effective until the Board receives at least ten days prior written notice of the cancellation or nonrenewal. Please be sure your insurance company indicates your name (not just your company) as the insured and indicates HOME INSPECTORS LICENSING BOARD in the Certificate Holder section.       The Fair Information Practice Act: In compliance with Ind. Code 4-1-6, this agency is notifying you that you must provide the requested information, or your application will not be processed. You have the right to challenge, correct, or explain information maintained by this agency. The information you provide will become public record. Your examination scores and grade transcripts are confidential except in circumstances where their release is required by law, in which case you will be notified.

      Mandatory Disclosure of U.S. Social Security Number: Your social security number is being requested by this state agency in accordance with Ind. Code 4-1-8-1 and 25-1-5- 11(a). Disclosure is mandatory, and this record cannot be processed without it. Failure to disclose your U.S. social security number will result in the denial of your application. Application fees are not refundable.

      Abandon Applications: If an applicant does not submit all requirements within one (1) year after the date on which the application is filed, the application for licensure is abandoned without any action of the Board. An application submitted after an abandoned application shall be treated as a new application.

    Military Service Applicant

    A board shall issue a license, certificate, registration, or permit to a military service applicant to allow the applicant to practice the applicant's occupation in Indiana if, upon application to a licensing board, the applicant satisfies the following conditions:

    (1) Either:

    (A) has:

    (i) completed a military program of training;

    (ii) been awarded a military occupational specialty; and

    (iii) performed in that occupational specialty; at a level that is substantially equivalent to or exceeds the academic or experience requirements for a license, certificate, registration, or permit of the board from which the applicant is seeking licensure, certification, registration, or a permit; or

    (B) has:

    (i) a current license, certification, registration, or permit from another jurisdiction, and that jurisdiction's requirements for a license, certificate, registration, or permit are substantially equivalent to or exceed the requirements for a license, certificate, registration, or permit of the board from which the applicant is seeking licensure, certification, registration, or a permit; and

    (ii) held the license, certification, registration, or permit described in item (i) for at least one (1) year.

    (2) Has not committed any act in any jurisdiction that would have constituted grounds for refusal, suspension, or revocation of a license, certificate, registration, or permit to practice that occupation in Indiana at the time the act was committed.

    (3) Does not have a complaint or investigation pending before an occupational licensing board that relates to unprofessional conduct or an alleged crime.

    (4) Pays the fees required by the board from which the applicant is seeking licensure, certification, registration, or a permit.

    Military Family Applicant

    A board shall issue a license, certificate, registration, or permit to a military spouse or dependent to allow the military spouse or dependent to practice the military spouse's or dependent's occupation in Indiana if, upon application to the board, the military spouse or dependent satisfies the following conditions:

    (1) Holds a current license, certification, registration, or permit from another jurisdiction, and that jurisdiction's requirements for a license, certificate, registration, or permit are substantially equivalent to or exceed the requirements for a license, certificate, registration, or permit of the board from which the applicant is seeking licensure, certification, registration, or a permit.

    (2) Can demonstrate competency in the occupation through methods as determined by the board.

    (3) Has held the license, certification, registration, or permit required under subdivision (1) for at least one (1) year.

    (4) Has not committed any act in any jurisdiction that would have constituted grounds for refusal, suspension, or revocation of a license, certificate, registration, or permit to practice that occupation in Indiana at the time the act was committed.

    (5) Is in good standing and has not been disciplined by the agency that has jurisdiction to issue the license, certification, registration, or permit.

    (6) Does not have a complaint or investigation pending before an occupational licensing board that relates to unprofessional conduct or an alleged crime.

    (7) Pays any fees required by the board for which the applicant is seeking licensure, certification, registration, or a permit.

    Military Experience Applicant

    The board shall issue a license to an applicant who is a member of the military, a military spouse, or a dependent, upon application based on work experience in another state, if the applicant satisfies the following conditions:

    (1) Has worked in a state that does not use a license to regulate a lawful occupation, but a license to regulate a lawful occupation with a similar scope of practice is required in Indiana, as determined by the board.

    (2) Has worked for at least three (3) years in the lawful occupation.

    (3) Has not committed any act in any jurisdiction that would have constituted grounds for refusal, suspension, or revocation of a license, certificate, registration, or permit to practice that occupation in Indiana at the time the act was committed.

    (4) Is in good standing and has not been disciplined by the agency that has jurisdiction to issue the license, certification, registration, or permit.

    (5) Does not have a complaint or investigation pending before an occupational licensing board that relates to unprofessional conduct or an alleged crime.

    (6) Pays any fees required by the board for which the applicant is seeking licensure, certification, registration, or a permit.

    Provisional Military Applicant

    An applicant for a license is entitled to a provisional license in the regulated occupation applied for and at the same practice level as determined by the board, without an examination, if all of the following conditions are met:

    (1) The person submits a signed affidavit affirming, under the penalties for perjury, the following:

    (A) The person is the spouse or dependent of a member of the military service assigned to Indiana.

    (B) The person is in good standing in all states in which the person holds a license for the regulated occupation applied for.

    (C) The person has not had a license revoked and has not voluntarily surrendered a license in another state or country while under investigation for unprofessional conduct.

    (D) The person has not had discipline imposed by the regulating entity for the regulated occupation in another state or country.

    (E) The person does not have a complaint or an investigation pending before the regulating entity in another state or country that relates to unprofessional conduct.

    (2) The person submits verification that the person is currently licensed in at least one (1) other state in the regulated occupation applied for.

    (3) The person does not have a disqualifying criminal history, as determined by the board, if a national criminal history background check (as defined in IC 25-1-1.1-4) is required under IC 25-1-1.1-4 for the regulated occupation for which the applicant seeks a license.

    (4) The person has submitted an application for a license with the board and has paid any application fee.

    (b) An applicant who has met the requirements in subsection

    (a) shall be issued a provisional license not more than thirty (30) days after the requirements are met.

    (c) A provisional license expires three hundred sixty-five (365) days after it is issued.

    (d) In addition to any other penalties for perjury, a person who violates this section commits a Class A infraction.

    (e) If the board discovers that any of the information submitted under this section is false, the board may immediately revoke the person's provisional license.

    (f) This section does not apply to a license that is established by or recognized through an interstate compact, a reciprocity agreement, or a comity agreement that is established by a board or a law.

    (g) This section does not prohibit an individual from proceeding under other licensure, certification, registration, or permit requirements established by a board or a law

  • Real Estate License

    Requirements:

    1. A salesperson must be assigned to a licensed broker or firm and can not conduct business independently.

    2. You must be 18 years of age or older. (You may actually sit for the exam before you are 18, but you MUST be 18 before you make the application for a license, which must be within six months after you pass the exam.) An applicant is not ineligible because of race, color, religion, sex, national origin, disability, residency or citizenship although the application form may require citizenship information.

    3. You must not have had an application rejected for licensure in this or any other state within twelve months prior to the date of application, and whose real estate license has not been revoked in this or any other state within two years prior to the date of application.

    4. Completion of an Iowa Real Estate Commission-approved course is required before you may take the Real Estate Exam.

    5. A criminal background check is required by Iowa law of all real estate licensee applicants. This process can take 8-10 weeks to complete, but you do not need to wait for your completed background check before applying for your license.

    6. The licensing exam costs $95 and is comprised of the following sections, with a required minimum score for each section.

    7. An applicant applying for an original salesperson license must provide evidence of successful completion of the following courses:

      • 12 hours of Buying Practices

      • 12 hours of Listing Practices

      • 12 hours of Developing Professionalism and Ethical Practices

      This course work must be completed during the 12 months prior to license application. These classes must be taken in person or virtual via a live camera. This education is in addition to the 60–hour salesperson pre-license course. These courses can be taken in any order.

    8. Bundle and save $106 when you register for the 60 hour Pre-license course and the 3 additional 12 hour courses.

      You will be provided with a license application upon successfully passing the licensing exam.

      When applying for a license you need to submit the following:

      1. Completed and notarized Iowa Real Estate Commission-provided application. You must have your signature notarized on the license application form.

      2. Completed background check submitted to the Iowa Real Estate Commission.

      3. A license fee of $125.

      4. A pass notice from the PSI Examination Services.

      5. Proof of completion of the 60-hour Pre-License course in the form of a completion certificate (completed during the 12 months prior to license application). \

      6. Proof of completion of the approved additional 36-hour Pre-License course work in the form of a completion certificates (completed during the 12 months prior to license application).

      7. Proof of Errors and Omissions insurance.

      8. The signature of your sponsoring broker on your license application form.

    Appraisal License (Trainee)

    Requirements:

    1. Download the licensing information from the Board’s web site at www.kansas.gov/kreab. Click on Licensing and download the documents listed under Provisional (Trainee), State Licensed, Residential or General Certified.

    2. All college level and appraisal specific education required for the license/certificate level you wish to provision to must be completed.

      State Licensed classification: 150 hours appraisal education [Ref. K.A.R. 117-2-1].

      Certified Residential classification: A bachelor’s degree from an accredited college or university, or an associate’s degree in a specific field of study (K.A.R. 117-4-1(a)(2)), or 30 semester hours of college-level courses in specific subjects (K.A.R. 117- 4-1(a)(3)), or 30 hours of college-level examination program (CLEP) examinations in specific subjects (K.A.R. 117-4-1(a)(4)), or successfully complete any combination of K.A.R. 117-4-1(a)(3) and (4), and 200 hours of appraisal specific education [Ref. K.A.R. 117-4-1]. Certified General classification: A Bachelor’s Degree from an accredited college or university and 300 hours of appraisal specific education [Ref. K.A.R. 117-3-1].

    3. Complete the education application, attaching copies of your certificates of completion for the pre-license education and a copy of your transcript for semester-hours of college level education or a copy of your degree, and submit to the Board office with the $50 application fee.

    4. Within 7 to 10 business days of approval by the Board, you will be sent Part III of the application and the license fee schedule. Once the Board has received the completed forms and license fee, your Provisional license will be issued.

    5. Once the Provisional licensee has met the 1,000 hours (State Licensed classification) over a period of not less than 6 months, 1,500 hours (Certified Residential classification) over a period of not less than 12 months, or 3,000 hours (Certified General classification) over a period of not less than 18 months, of required experience, the Experience Application, Summary Page, log sheets, and $50 application fee is submitted to the Board.

      • The Provisional licensee will be notified of the Boards selection of three appraisals from the experience log. These copies of the appraisals and their work-files, as well as one appraisal and work-file selected by the applicant (to best demonstrate their abilities) are submitted to the Board office. The appraisals are subject to a Standard 3 desk review for USPAP compliance.

      • After receipt of the reviews, the application and reviews are scheduled for the next available Board meeting. It is at this point that the Board will approve or deny the experience submitted. Allow a period of up to four (4) months from the date the appraisals and work-files are received by the Board office.

      • Following the Board meeting, the applicant will be notified, in writing, of the decision of the Board regarding their experienc.

        • If approved, a copy of the review of the appraisals will be sent to the applicant with information regarding the National exam. Once the exam has been passed, the original pass notice must be submitted to the Board office. Upon receipt, an affidavit and fee schedule will be sent to the applicant. The applicant must sign the affidavit and submit it to the Board office with the pro-rated license fee (which includes the $40 National Registry Fee). The license will be issued within 7 to 10 business days and mailed to the appraiser’s mailing address.

        • If denied, a copy of the review of the appraisals will be sent to the applicant. The applicant is given the opportunity to request a hearing before the Board, which will be scheduled by the staff for the next available Board meeting.

    Military, Veterans and Spouse Real Estate License

    Applications pursuant to K.S.A. 48-3406. Substitute (Sub.) for HB 2066 was enacted by the 2021 Legislature amending K.S.A. 48-3406. Applicants who may qualify include military service members, military spouses, applicants who reside in Kansas, or applicants who intend to reside in Kansas. Applicants must hold a current valid license in another jurisdiction for at least two years immediately preceding application and not have past or pending disqualifying criminal records or disciplinary actions.     1. EDUCATION REQUIREMENT. LSA-R.S.6:1094(A)(1) of the Louisiana S.A.F.E. Residential Mortgage Lending Act requires that all new originator, processor, and underwriter applicants complete 20 hours of education approved by the NMLS, including the following minimum requirements: 3 hours of federal law, 3 hours of ethics, 2 hours of training related to lending standards for the non-traditional mortgage marketplace; The balance of the education hours may be selected at the originator’s discretion from NMLS approved courses.

    2. TESTING REQUIREMENT. Originators, processors, and underwriters applying for a mortgage loan originator license must complete one of the following three conditions:

      • Passing score on both the National and Louisiana State components of the SAFE Test, or

      • Passing score on both the National and Stand-alone Uniform State Test components of the SAFE Test (“UST”), or

      • Passing score on the National Test Component with UST Content – NMLS must indicate you are compliant with this requirement.

    3. FINGERPRINTS. Submitted through NMLS refer to Professional Standards section of NMLS Resource Center.

    4. DISCLOSURE QUESTIONS. Provide complete details of all events or proceedings for any “Yes” answer to any of the Disclosure questions in the Disclosure Explanations section of the Individual (MU4) Form in NMLS.

    5. SURETY BOND OR DEPOSIT REQUIREMENT (ONLY REQUIRED IF COMPANY DOES NOT SUBMIT EMPLOYER AFFIDAVIT).

    6. FINANCIAL RESPONSIBILITY. Each mortgage loan originator filing a MU4 must provide authorization to the NMLS&R and the commissioner to obtain an independent credit report obtained from a consumer reporting agency which may be considered in determining the originator’s financial responsibility, character and general fitness such as to command the confidence of the community and to warrant a determination that the mortgage broker or mortgage lender will operate honestly, fairly and efficiently within the purposes of this Chapter.

    Home Inspector License

    Requirements:

    1. Apply to the Louisiana State Police for a criminal background check, pay all costs associated therewith and submit the results to the board. If you have any concerns about the results of your criminal background check, please contact the LSBHI prior to beginning any education program.

    2. Complete a minimum of 90 hours of education with an LSBHI approved Education Provider. After completing step 2, steps 3-6 can be done in any order.

    4. Complete 30 hours of prelicensing platform training, as well as ten (10) live inspections with an approved in-field trainer

    5. Attend Report Writing Seminar given by LSBHI approved providers

      • You will need the name and license number of your approved supervisor when you apply for your license.

    4. Apply for your license on www.pulseportal.com

    5. After completing your online application, you must email your course completion certificates to the Department of Commerce.

    Licensed Residential Real Property Appraiser

    1. Complete the required pre-license education. Course providers can be found on www.pulseportal.com. You will need to upload the course completion certificates during the application process.

    Military Service member, veteran, spouse applicant information home inspector

    North Carolina is a military friendly state with installations representing all services as shown in the insert map. Some 30 states regulate the occupation of home inspections for compensation through licensure. Some 20 others do not. While the NCHILB regulations allow for reciprocity, the Board acknowledges this may not be an option for members of the military and their spouses who frequently relocate.

    The Board also recognizes that some military education, training, testing and duty assignments – as evidenced by Military Occupational Specialties designations that may be unique to each service – may be credited as equivalent to education and experience required to perform home inspections for compensation in North Carolina.

      • Must be in favor of the Superintendent of Financial Institutions.

      • Must be in the penal sum of one-half percent of the aggregate loan amount of residential mortgage loans originated in the immediately preceding calendar year, not to exceed $150,000 ($100,000 if individual loan originator is providing their own bond.)

      • Under no circumstances can the bond be less than $50,000 plus an additional penal sum of $10,000 for each branch location.

      • The term of the bond must coincide with the term of registration in Ohio.

      • The name of the principal insured on the bond must match exactly the full legal name of the applicant.

    Appraiser License

    Requirements:

    1. . Complete the entire application. Please be sure that you have checked the correct license category on the front and have had your signature notarized on the back.

    2. Fill out the education grid with qualifying courses only. Do not include continuing education courses. The courses listed must meet the prerequisites listed on the reverse of the application for the appropriate license. A Certificate of Course Completion must be attached for each course listed. Please do not write “previously submitted” or “on file”. Each application is self-contained and must contain all of the required elements. Board staff cannot print your course completion certificates and complete your grid for you.

    3. Applicants for State Licensed, State Certified Residential, or State Certified General credentials must complete the experience grid on the application and submit the following:

      • Either one digital copy in PDF format (must be e-mailed or shared via www.box.com) or one hard copy of your appraisal log detailing actual hours worked on the appropriate forms. Additional guidance with respect to log forms is located on the reverse of this page. (Those with mass appraisal experience should contact the Appraiser Board for additional guidance.)

      • A check for the application fee in the amount of $150.00 for those applying for State Licensed or Certified Residential appraiser; or, $225.00 for those applying for Certified General appraiser.

      • If you are a “new applicant” an additional $41.00 must be provided with your application as reimbursement for the cost of your background check. The sum of $41.00 will be paid directly to the OSBI upon invoice.

    4. The reviewer will select reports from your log and advise staff. Staff will provide guidance to you regarding which reports to forward. You will have seven days from the date of the request to forward the requested reports via e-mail or by regular mail. You must provide one digital (or PDF via e-mail) or one hard copy of each report. In some instances you may receive a request for additional information concerning your work log. As with your reports, you will have seven days from the date of the request to provide a written response. If you do not timely respond to Board requests you risk a recommendation of denial on your application and you will be required to reapply after the requisite three-month waiting period.

    5. You will be sent instructions regarding the examination as soon as your application has been administratively approved and you have passed your work product peer review. You will make payment arrangements directly with the examination provider.

    Military and Spouses Mortgage Broker Benefit

    1. Oklahoma has passed a law - Post Military Service Occupation, Education and Credentialing Act, codified at 59 O.S. § 4100 et seq., that provides Armed Forces Service Members and Spouses considerations when applying for or renewing an occupational license. They include:

      • Upon presentation of satisfactory evidence, the Department will accept applicable training or education completed while serving in the Armed Forces.

      • Allow MLO's licensed in other states to perform services in this state temporarily while obtaining state specific education requirements.

      • Expedited processing.

      • Provide automatic license extensions at the annual renewal time for active duty service members whose licenses were in good standing at the time of military activation.

      • Waive payment and continuing education requirements.

      • Appraiser Apprentice - 75 hours [QE1, QE2, QE3 (National Approved USPAP COURSE)]. In addition to qualifying courses, must complete a supervisor/trainee course (minimum 4 hours).

      • Licensed Appraiser or Licensed Mass Appraiser - the above 75 hours, plus an additional 75 hours in the following courses (QE4, QE5, QE6 and QE7).

      • Certified Residential Appraiser or Certified Residential Mass Appraiser- the above 150 hours, plus 50 additional hours in the following courses (QE8, QE9 and 20 hours QEE).

      • Certified General Appraiser or Certified General Mass Appraiser - 300 hours total in the following courses (QE1, QE2, QE3, QE8, QE10, QE11, QE12, QE13, QE14 and 30 hours QEE).

    4. Experience

      • Appraiser Apprentice - will be accruing experience while licensed.

      • Licensed Appraiser/ Licensed Mass Appraiser – 1,000 hours of appraisal experience in not less than six months from initial licensure as apprentice.

      • Certified Residential Appraiser/Certified Residential Mass Appraiser – 1,500 total hours of appraisal experience over a minimum of twelve months.

      • Certified General Appraiser/Certified General Mass Appraiser – 3,000 total hours of appraisal experience with 50% or more in non-residential properties over a minimum of eighteen months.

    5. Examination

      • The South Carolina Appraiser license and certification examinations were developed to meet the federal requirements and to provide a basis for determining minimal competency in the knowledge, skills, and abilities required for appraiser licensure or certification. These examinations have also been reviewed and endorsed by the Appraiser Qualifications Board (AQB) of The Appraisal Foundation.

    6. Miscellaneous

      • Non-residents already licensed or certified in another state can apply with the Reciprocal Application found on the Appraisers Board website and must be in good standing with the state(s) they are licensed in. Non-residents who are not presently licensed or certified in another jurisdiction will submit the same documentation as a resident.

      • Board Review - Any applicant who has any felony or certain non-felony crime(s) or has been sanctioned by any licensing agency must reveal that fact on his/her application. The Administrator will review the application and then conduct an inquiry before an application is approved or a permit/license is issued. This may result in a delay in processing the application.

      • To determine eligibility for the examination the Appraisers Board will screen applications for reclassification (to include all required education and experience for license upgrade). After qualifying to sit for an exam, the applicant is sent an eligibility letter with instructions to schedule an examination. It is then the applicant's responsibility to contact PSI Examination Services to schedule the test. PSI is the examination provider for the Appraisers Board. PSI publishes a Candidate Information Bulletin for all prospective examinees, which can be found on the Board’s website. Examinations are scheduled every Monday through Friday in Columbia, Charleston, Greenville, Beaufort/Hilton Head, Myrtle Beach SC and Charlotte NC. Upon completion of the test, candidates receive their results immediately. These results must be forwarded by the applicant to the Board for the process for license upgrade to be completed.     Do you hold a professional or occupational license in another state? And, are you married to and living with an active duty member of the United States Armed Forces who is relocated to and stationed in South Carolina under official military orders? If you answered yes to both of these questions, then you may be eligible for an expedited license in South Carolina.

    South Carolina is proud to be one of the nation's most military-friendly states, and at LLR, we are committed to providing efficient and comprehensive services to our military members and their spouses. In an effort to assist military spouses who are relocating to South Carolina, our state allows for an expedited licensure process for those military spouses who hold an active license in good standing in jurisdictions outside of South Carolina. LLR prioritizes military spouse applications to ensure they are processed as quickly as possible.

      • Applicants will be required to submit relevant documents for the background history review, including final orders, judgments, and a written explanation.

    The Texas Real Estate Commission values military service members and their families and is proud to offer certain benefits to veterans, service members, and spouses applying for a Texas real estate license.

    How to Apply for a License

    Military service members, veterans, and spouses may qualify for an expedited application process if they hold a current license in another state or jurisdiction with substantially equivalent licensing requirements for the same license type in Texas, or if they have been licensed by TREC for the same license type within the last five years.

    1. Register for the Online Services Portal.

    2. Fill out and attach the Supplemental Form for Military Service Members, Military Veterans, and Military Spouses to your license application.

    3. Comply with fingerprinting requirements and satisfy the Commission's requirement for honesty, trustworthiness, and integrity.

    4. Take and pass a written examination. License examinations are administered by Pearson VUE, a testing service company

    Credit for Military Experience

    If you are a service member or veteran you may request to have your military education, training, or experience evaluated for credit toward the requirements for a license. Fill out the Credit for Military Experience form and submit it with your application.

    1. Fee Waiver

      • TREC will waive the base application and examination fees if

      • Your military service, training, or education substantially meets the requirements for a license; or

      • You hold a current license issued by another jurisdiction whose licensing requirements are equivalent to the requirements for this license in Texas.

    Extended Deadlines for Renewals During Active Duty

    If you are on active duty during your renewal period and hold a license, you are entitled to two years of additional time to complete

    1. Any continuing education requirements; and

    2. Any other requirement related to the renewal of the military service member’s license.

    1. Meet the statutory licensing qualifications of good moral character, competency, honesty, integrity, and truthfulness. (Utah Code Annotated §61-2c-203)

    2. Meet the statutory minimum licensing qualifications as outlined in Title V Sec 1505 of the Safe Act, that include the following:

    A. The applicant has never had a loan originator license revoked in any governmental jurisdiction.

    B. The applicant has not been convicted of, or pled guilty or nolo contendere to, a felony in a domestic, foreign, or military court--

    - During the 7-year period preceding the date of the application for licensing and registration; or

    - At any time preceding such date of application, if such felony involved an act of fraud, dishonesty, or a breach of trust, or money laundering.

    C. The applicant has demonstrated financial responsibility, character, and general fitness such as to command the confidence of the community and to warrant a determination that the loan originator will operate honestly, fairly, and efficiently within the purposes of this title.

    3. Be at least 18 years of age at the time of application.

    4. Create your personal record in NMLS. Please reference NMLS Quick Guides. You will need your NMLS identifier number to provide to course providers. This will also allow you to schedule your exams after completing your education.

    5. Take the education requirements that include 20 hours of NMLS-approved courses (3 hours federal law and regulations, 3 hours ethics (including fraud, consumer protection, and fair lending practies), 2 hours non-traditional mortgages, and 12 hours of electives); AND 15 hours of Utah-approved pre-licensing education  through an approved provider. The Utah 15-hour education must be completed. This course expires one year after completion so you must apply for a license before it expires.

    6. You must take and pass the NMLS national exam, including the Uniform State Test (UST) component.

    7. After passing both exams, complete the MU4 Form (Individual Record) in NMLS. This is your application for licensure. The company you are affiliating with will need to sponsor you for an approved (active) license. If you do not have a sponsor, your license will be in an inactive status until you have an employer sponsorship.

    8. Pay all licensing fees as assessed in NMLS.

    9. After requesting the license through NMLS, a copy of the certificate for completing the 15-hour Utah prelicensing course to the Division.

    Military Resources

    Members of the armed forces and their families are often more affected than other groups by licensing restrictions because of frequent relocations.  To ease this burden, the Utah Legislature has authorized certain fee waivers and license exemptions for qualifying military personnel and military spouses.

    Initial License and License Renewal

    DOPL requires a processing fee for initial license applications and license renewal.  This fee varies by profession.  The Utah Legislatures allows qualifying military service members to waive initial license and license renewal fees.  Full-time active duty service members should submit the fee waiver request form with their initial and renewal license application.

    Inactive License

    Qualifying licensees who wish to maintain their license but who are not currently practicing in the profession can apply for inactive status.  In some cases, changing a license to inactive status will remove certain CE requirements.  Qualifying military service members who change their license to inactive status or who renew an inactive license can submit a fee waiver.  Please note that not all professions have inactive status as an option.     Licensing for Military Spouses

    Spouses of military service members stationed in Utah are permitted to work in licensed professions without obtaining a Utah license as long as they possess an active license from another state or territory of the United States.  Military spouses may need to explain this little-known benefit to an employer or member of the public questioning whether an out-of-state license is valid.  To help, the Division has created a verification letter military spouses can use to show an employer or member of the public that explains this exemption.

    • Certified General Real Estate Appraiser License applicants with a valid Trainee Appraiser License must complete 225 hours of Qualifying Education

    • Certified General Real Estate Appraiser License applicants with a valid Licensed Residential Real Estate Appraiser License must complete 150 hours of Qualifying Education

    • Certified General Real Estate Appraiser License applicants with a valid Certified Residential Real Estate Appraiser License must complete 100 hours of Qualifying Education

    Mortgage Broker License

    Requirements:

    1. Pre-licensure Education: Complete at least 20 hours of NMLS-approved prelicensure education (PE) courses, which must include at least (i) three hours of federal law and regulations; (ii) three hours of ethics, which shall include instruction about fraud, consumer protection, and fair lending issues; and (iii) two hours of training related to lending standards for the nontraditional mortgage product marketplace.

    2. Testing: Must satisfy one of the following three conditions:

    • Passing results on both the National and Virginia State components of the SAFE Test, or

    • Passing results on both the National and Stand-alone UST components of the SAFE Test, or

    • Passing results on the National Test Component with Uniform State Content.

    3. LICENSE FEES - Fees collected through NMLS are NOT REFUNDABLE OR TRANSFERABLE.

    4. Submission of Individual Form (MU4): Complete and submit the Individual Form (MU4) in NMLS.

    5. Criminal Background Check: Authorization for an FBI criminal history background check to be completed in NMLS.

    6. Credit Report: Authorization for a credit report must be completed.

    7. Disclosure Questions: Provide an explanation and, if applicable, a supporting document for each “Yes” response.

    8. Company Sponsorship: If you are employed by a Virginia licensed mortgage lender or broker, a sponsorship request must be submitted by your employer.

    9. Employment History: The business address listed in the Employment History section of the Individual Form (MU4) must match the address of the registered location in the Company Relationship.

    10. Employment Verification Form: Must be submitted if your employer is exempt from licensing pursuant to Chapter 16 of Title 6.2 of the Code of Virginia and the employer has not requested sponsorship of your license through NMLS.

    11. Evidence Of Financial Responsibility: Only applicable to applicants that have one or more of the following:

    • outstanding judgments or collection accounts that in the aggregate exceed $2,000

    • outstanding tax liens or other governmental liens that in the aggregate exceed $1,000

    • delinquent or charged-off accounts that in the aggregate exceed $3,000

    • one or more foreclosures within the past seven years

    12. Individual Surety Bond: Only applicable to individuals who are required to be licensed as mortgage loan originators, but are themselves not employees or exclusive agents of either persons licensed or exempt from licensing under Chapter 16 of Title 6.2 of the Code of Virginia (e.g. individuals who originate loans secured by dwellings unattached to land in Virginia).

    13. Mortgage Business Certification Form: Only applicable to applicants that are filing an Individual Surety Bond.

    Home Inspector License

    Requirements:

    1. The applicant shall be at least 18 years old.

    2. The applicant shall provide a mailing address, which shall serve as the address of record. A post office box is only acceptable as the address of record when a physical address is also provided. 

    3. In accordance with § 54.1-204 of the Code of Virginia, each applicant shall disclose the following information:

    • All misdemeanor convictions involving moral turpitude, sexual offense, non-marijuana drug distribution, or physical injury within five years of the date of the application; and 

    • All felony convictions during the applicant’s lifetime.

    4. The applicant for licensure shall be in compliance with the standards of conduct and practice set forth in Part V (18VAC15-40-140 et seq.) of this chapter at the time of application, while the application is under review by the board, and at all times when the license is in effect.

    5. The applicant shall report any suspension, revocation, or surrender of a license, certification, or registration in connection with a disciplinary action or a license, certification, or registration that has been the subject of discipline in any jurisdiction prior to applying for licensure

    6. The applicant for licensure shall submit evidence of having obtained general liability insurance with minimum limits of $250,000 per occurrence. A business liability insurance policy or a commercial general liability insurance policy with minimum limits of $250,000 may be considered to meet such requirement, so long as the applicant is listed as an additional insured.

    Military and Veterans Services

    DPOR stands ready to assist veterans and active-duty military personnel as they maintain or transition to civilian careers requiring professional credentials.

    1. Active-duty military personnel and their spouses having served outside the U.S., as well as certain diplomatic service members and veterans, may be eligible to receive up to a five-year extension for meeting license renewal requirements (pursuant to Section 54.1-117 of the Code of Virginia).

    2. Spouses of active-duty military personnel assigned to a duty station in Virginia are eligible for expedited processing using the Military Spouse Expedited License Application (Interactive | Static). A temporary, non-renewable 12-month license for certain military spouses licensed in another state who need more time to meet Virginia-specific requirements is also an option if necessary. [Section 54.1-119

    • Military spouses also can get help covering the costs of transferring their professional licenses or certifications when they experience a permanent-change-of-station move with their service member spouse

    3. For honorably discharged veterans, “substantially equivalent” military training, education, or experience may be credited toward certain license requirements (pursuant to Section 54.1-118). The Virginia Department of Veteran Services does not reimburse for exam costs. However, Veterans can be reimbursed by the U.S. Department of Veterans Affairs.


  • Real Estate License

    Requirements:

    1. Be at least 18 years old.

    2. Have a high school diploma or equivalent.

    3. Complete 90 hours of approved real estate education including a 60-hour course in Real Estate Fundamentals and a 30-hour course in Real Estate Practices.

    4. Complete your education within 2 years before applying for the broker's exam.

    5. Pass the broker's state and national exams.

    Appraisers License

    Requirements:

    1. Education

    To be eligible to take the exam, you must successfully complete a total of 150 classroom hours of approved real estate appraisal courses, including all of the following:

    • 30 hours Basic appraisal principles

    • 30 hours Basic appraisal procedures

    • 15 hours Uniform Standards of Professional Appraisal Practice (USPAP)

    • 15 hours Residential market analysis and highest and best use

    • 15 hours Residential appraiser site valuation and cost approach

    • 30 hours Residential sales comparison and income approaches

    • 15 hours Residential appraiser report writing and case studies

    * Before you may take the exam, you must:

    • Find a certified appraiser willing to supervise your work experience as a licensed state-registered appraiser trainee.

    • Work under the supervisory appraiser to get at least a year of real estate appraiser experience (12 full months, first date through last date of experience log, and 2,000 hours).

    2. Complete the Real Estate Appraiser Applicant Experience Log in chronological order. You won't be granted credit for restricted appraisal reports. Trainees won't be granted credit for reviewing appraisal reports.

    4. Gather your appraiser education course completion certificates.

    5. Be ready to answer legal background questions and provide documents, if needed.
